YOUR BATHROOM QUESTIONS ANSWERED

Essential Bathroom Renovation FAQs: Costs, Consents & Comfort

Planning a bathroom renovation can be complex. As your licensed builder, we've compiled answers to the most common questions about regulations, design choices, and ensuring long term durability for your investment.

Do I need consent to renovate my bathroom?
Any structural changes (like moving walls) require Council consent. While direct replacement of fixtures usually does not need consent, changes to plumbing, drainage, or electrics must be checked and inspected by the relevant authorities. We manage this process for you.
Do I need to waterproof the entire bathroom floor?
The shower recess must be waterproofed up to 1800mm. The extent of floor waterproofing depends on the layout and floor material, but as a rule, we always exceed the minimum requirement to guarantee a long lasting result, which is crucial to preventing leaks down the line.
Can I tile over existing tiles?
We generally advise against this for a permanent solution. While technically possible, it relies on the old tiles being structurally sound and adds significant weight. For a long lasting, professional result, removing the old tiles is always the recommended approach. See our blog on 5 Costly Renovation Mistakes some homeowners make.
Are there safety rules for electrical switches/outlets?
Yes. Australian/New Zealand Wiring Rules (AS/NZS 3000:2007) strictly govern the placement of switches and outlets in relation to water sources. You must use a licensed builder and electrician to ensure all work meets these mandatory regulations.
What adds the most value to a bathroom?
Value is added through quality, functionality, and modern aesthetics. Key additions include:
  • Underfloor heating and heated towel rails.
  • High quality, water saving fixtures (WELS rated).
  • Ample, well designed storage solutions.
  • A fresh coat of paint in neutral tones.
Will resurfacing my tiles or sink produce a long lasting result?
Resurfacing offers a temporary cosmetic fix. However, for a true professional result, a full renovation provides far greater longevity and durability. Resurfacing is only as good as the preparation work underneath, and it often does not last.
How much does a bathroom renovation cost?
On average, a total renovation costs between $35,000 and $40,000. This includes all trades, materials, and fixtures. Major changes, such as moving walls or combining rooms, will increase this cost. We provide a tailored, free cost consultation.
How much water does a water efficient toilet save?
Installing a water efficient dual flush toilet reduces an average household’s water usage by approximately 30,000 to 40,000 litres per annum. We advise clients on the best WELS rated products.
Should I choose a freestanding or drop-in bath?
Freestanding baths offer a "wow factor" but require more floor space and potential structural reinforcement (especially stone baths). Drop in (hob mounted) baths are generally more space efficient and can often be serviced more easily.
What is the best way to heat my bathroom?
Popular options include:
  • Radiant floor heating (luxury, heat from the ground up).
  • Heat lamps (quick, maximum warmth).
  • Heated towel rails (inexpensive, added comfort).
Is an extractor fan necessary in my bathroom?
An extractor fan is necessary. It quickly removes steam, moisture, and odours, which prevents the growth of mould. The fan must be vented to the outside of the house, not the attic.
Will an instantaneous hot water system be enough?
These systems heat water on demand, which is energy efficient. For a home with two bathrooms in the Bowral or Mittagong area, we generally recommend a flow rate of 22 to 24 litres per minute to avoid pressure drop.
What is the benefit of a mixer tap?
A mixer tap combines hot and cold water before it reaches the spout, allowing you to fine tune the temperature instantly while the water is flowing. This offers greater temperature control and a cleaner aesthetic.
How do I know a product is water efficient?
Look for the WELS (Water Efficiency Labels and Standards) star rating system. The more stars a product has (taps: 6 stars max, showerheads: 3 stars max), the greater the water efficiency.
What type of paint should I use in my bathroom?
Always use moisture resistant, washable paint to prevent mould and mildew build up. We recommend a low sheen (eggshell or satin) paint on the ceilings and a semi gloss or waterproof paint on the walls.
What steps do you take after accepting the quote?
We schedule a final check measure, review the contract and Home Owner Warranty insurance with you, and secure a firm start date. This is the official start of our Hessie Homes Process.
